Evergreen Condominiums

Situated on a prime 9.34 acre plot of land in the North-East corner of the Pun Hlaing Golf Estate (PHGE), Evergreen Condominiums at Pun Hlaing (Evergreen) overlooks the 12th green of the Pun Hlaing Golf Course. It is a self-contained, 8 buildings development launched in April 2003.

The first 2 six-storey buildings are nearing completion. Each building contains 24 units which makes a total of 48 unit. To date 25 units out of 48 currently available have been sold. The remaining 23 units are on sale at priced from US$75,000 to US$118,000 per unit. The remaing 6 buildings will follow, bringing the total number of Evergreen Condominiums units to 240. With 4 units per floor, half will face the golf course while the other half will overlook Evergreen's attractive Water Gardens.

Designed by SPA Design to international standards, Evergreen provides a convenient and affordable lifestyle in a private compound within PHGE. Ground floor units have a total area of 1,673 sq. ft., comprising a living and dining room, 2 bedrooms, 2 bathrooms, a kitchen, maid's quarters and a utility area. The larger upper floor units have a total area of 2,451 sq. ft. including a larger living and dining room and 1 extra bedroom.

Evergreen owners will benefit from PHGE's estate management facilities including 24-hour electricity, water supply and security, and ongoing maintenance of common areas, with daily refuse collection and mail delivery. Evergreen owners will also have the right to apply for 10-year Pun Hlaing Golf Club Memberships at a specially discounted fee.

Evergreen Condominiums at Pun Hlaing are being developed by SPA PM Development on land purchased from the PHGE Joint Venture in 2003.

Lion Century Properties (LCP) owns the entire land development rights of Evergreen Condominium. LCP acquired from Yangon Nominees Limited (YNL) , FMI Garden Development Limited (FMI Garden) and SPA Project Management Limited (SPA PM) the development rights of PHGE, Orchid Garden and Evergreen Condominium respectively.

On 24 December, 1998, YNL signed a joint venture with Department of Human Settlement and Housing Development under the Ministry of Construction of Myanmar (DHSHD) on a 70/30 basis to develop 652 acres of land into a 18 world class golf estate with a 'gated' community as described above. YNL had entered into a Joint Development Agreement with LCP on 8 July, 2004 for LCP to continue the role of YNL in respect of the residential development of PHGE. YNL remains as the legal partner of DHSHD and will continue to manage the golf club, estate management as well as other aspects of PHGE.
